Phase I ESA Reports vary in cost, depending on the usage of the property, number of tenants, size of the parcel, etc. The average Phase I takes approximately 30-50 hours to complete and can range between $1,500 and $3,000. Larger, more complex sites, can cost more.

Limited Environmental Transaction Screens also vary in cost, and range between $800.00 and $1,200, depending on the property and complexity.
A Phase II cost will depend on the scope of work recommended in the Phase I ESA. If only one or two borings are required and the depth of sampling is not too great, the work can be done by hand rather than machine for perhaps $1,000 to $2,000, depending on what is being sampled for. But this is the exception rather than the rule. The work must be overseen and the report stamped by a licensed Professional for it to be valid, which is why costs are generally greater. Samples are tested at a State-Certified laboratory, and lab fees vary greatly depending on what they are testing for.
